Is there any kind of official city traffic/transportation study that will be conducted in relationship to this design. The traffic and parking implications of this are huge.
What are other residential structures with 405 parking spots that can be used as a point of comparison?
The design is not really the issue, it’s the 17-story height, that can’t be solved with any design improvements
This is a fine-scaled, very pedestrian area at the moment, with houses and very human-scaled detail. The refinement of the articulation on the sidewalk level is really important to whether or not a building supports the pedestrian, neighborhood, experience. It is a little tough to see a 4-story facade on the sidewalk in this non-arterial location. Is there any chance to have a shorter pediment?
Rick’s got a great point… grouping the window bays does lose a certain element of human scale.

I prefer the recent design changes over the previous proposal. The landscaping and water features you described for 20th sound attractive. The entrance to the lobby looked really nice plain with cement planters.
I meant the lobby entrance looks very plain.
The MAC is a city club. If they want endless parking they should move to Beaverton
